Roof Repair
Monsoon damage, broken tiles, leaks, flashing failures. Same-day response for active leaks across the East Valley.
DetailsStanding seam and exposed-fastener metal roofs. The longest-lasting roof you can put on an East Valley home — reflective, monsoon-rated, and often the last roof you'll buy.
Metal isn't the cheapest roof, but it's often the last one you'll buy. A properly installed standing seam metal roof in the East Valley runs 40–60+ years before any major work is needed. The panels reflect a huge percentage of solar radiation, so they're cooler than tile or shingle in summer. Monsoon wind that peels shingles and lifts ridge tiles barely affects them.
We install two main types of metal roofing: standing seam (premium, hidden fasteners, sleek modern look) and exposed-fastener (more affordable, screws visible on the surface, often used on barns, workshops, and ranch-style homes). Both use the same underlying premise: long, formed metal panels mechanically attached to the roof deck, with fewer seams and penetrations than other systems.
Common East Valley applications: custom homes seeking architectural impact, modern infill builds, ranch and acreage properties, accessory buildings (workshops, barns, casitas), and re-roofs over flat or low-slope sections that originally had foam or built-up roofing.
Metal is one option among several for East Valley homes. Cost, lifespan, and aesthetic differ across systems.

DetailsConcrete and clay tile installation plus underlayment replacement. The dominant roof type across most East Valley subdivisions.
DetailsArchitectural asphalt shingle from GAF and Owens Corning. Newer East Valley subdivisions and cost-effective replacements.
DetailsSpray polyurethane foam (SPF) for flat and low-slope roofs. Recoats every 5–10 years extend life for decades.

DetailsLong metal panels run from ridge to eave. The seams between panels are raised vertical joints — typically 1.5–3 inches tall — that interlock and hide the fasteners beneath them. From the ground you see clean parallel lines. No screws visible.
Metal panels with visible screws every 24–36 inches across the surface. Common on agricultural buildings, workshops, barns, and budget-friendly residential applications.
Painted metal roofing — particularly with Kynar 500 (PVDF) coatings — holds color and reflectivity for decades in Arizona sun. Light colors (white, light gray, beige) reflect 60–70% of solar energy. The metal itself doesn't degrade from UV the way asphalt and elastomerics do.
Standing seam systems are typically engineered for 130–160+ mph wind ratings. We routinely get calls after major storms about tile and shingle damage. Almost never about metal.
Hail can dent metal cosmetically without affecting performance. Heavier gauge metal (24-gauge steel or thicker) resists denting better than lighter gauges. For East Valley applications, 24-gauge steel or 26-gauge with proper substrate is the standard.
Worth knowing: Metal roofing rarely fails from material wear. The most common failure point on exposed-fastener systems is the rubber gasket on each screw — and those are replaceable in a few hours. Standing seam has no exposed fasteners at all, which is why it lasts the longest.
Roof measured, decking checked, profile and gauge selected. Color samples reviewed.
Metal panels are formed to length for your specific roof. Lead time is typically 2–4 weeks depending on color and supplier.
Submitted with color samples if your community requires it.
Existing roof removed down to deck. Decking inspected and repaired as needed.
High-temp synthetic underlayment, typically with self-adhered ice & water shield in valleys and at penetrations.
Drip edge, eave flashing, and edge details installed first.
Panels lifted to the roof, set in place, and clipped to the deck. Seams machine-folded or snap-locked depending on profile.
Custom-fabricated flashing for vents, skylights, and other penetrations.
Ridge or hip caps installed over closure strips.
Final inspection, photos, paint and material warranty registration.
Total project time: typically 4–7 days for a standing seam install on a single-story East Valley home, including weather contingency.
Roof complexity, pitch, two-story access, panel length runs, and finish system all move the price. Every quote itemized in writing.
